Investor delivery - Post Closing and Shipping Specialist

DESCRIPTION:

The Investor Delivery & Post-Closing Specialist is responsible for the final audit and seamless delivery of loan packages to end investors. This role ensures that all closed loan files meet investor-specific guidelines and regulatory requirements, minimizing the "dwell time" between closing and purchase. The specialist acts as a critical link in the secondary market pipeline, ensuring liquidity by resolving suspense items promptly.



RESPONSIBILITIES:

· Investor Package Auditing: Conduct comprehensive audits of closed loan packages (approx. 45 minutes per loan) to ensure all required legal, credit, and collateral documents are present and accurate.
· Package Delivery: Facilitate the digital or physical delivery of the Investor Package to the end investor within a strict 2-business-day window from loan closing.
· Suspense Management: Monitor and resolve investor suspense notifications. Ensure all conditions are cleared within 24 hours of notification to prevent pricing hits or delivery delays.
· System Integrity: Update the Loan Origination System (LOS) with delivery dates, tracking numbers, and investor correspondence.



QUALIFICATIONS:

Required Education and Experience:
· In-depth knowledge of mortgage closing documents (Note, Deed of Trust, Closing Disclosure, etc.).
· Familiarity with agency (Fannie Mae/Freddie Mac) and private investor delivery portals.
· Strong attention to detail with the ability to identify document discrepancies.
· Ability to manage high volumes (Target: ~125 loans/day for the team)
