Manager / Senior Manager – Investments & Planning
About the Role
We are looking for a high-calibre professional to join the Investments & Planning team Brigade. The role will focus on land evaluation, market intelligence, launch planning, and strategic coordination across functions. The candidate will play a critical role in identifying and assessing new development opportunities, driving launch readiness, and enabling data-backed business decisions.
The ideal candidate should possess a strong understanding of Bangalore real estate markets, demonstrate strong analytical and execution capabilities, and be comfortable managing multiple stakeholders across internal and external ecosystems.
Key Responsibilities
Investments & Land Evaluation
• Identify, evaluate, and assess new land opportunities across Bangalore and strategic growth corridors.
• Conduct site visits and undertake preliminary commercial, market, and strategic assessments of prospective land parcels.
• Coordinate with legal, technical, liaison, finance, and design teams for comprehensive due diligence of land opportunities.
• Support evaluation of land acquisition/JV/JDA opportunities including project feasibility, residual land valuation, development potential assessment, and investment returns analysis.
• Drive bid and auction management processes, including opportunity assessment, financial modeling, bid strategy formulation, and internal approvals.
• Track and develop market opportunities through brokers, IPCs, landowners, channel partners, and industry networks.
Market Research & Business Intelligence
• Develop and maintain a strong understanding of Bangalore micro-markets including pricing trends, absorption, inventory, customer demand, and competitor positioning.
• Build and maintain dynamic financial models covering revenue, cost, IRR, NPV, cash flow projections, sensitivity analysis, and risk scenarios.
• Conduct primary and secondary market research using platforms such as Propequity, Liases Foras, property portals, broker interactions, and field intelligence.
• Monitor upcoming launches, pricing movements, inventory trends, and competitor activity across relevant segments.
• Prepare investment notes, market studies, business presentations, and analytical reports for management and investment decision-making.
• Convert market intelligence and data into actionable business insights and strategic recommendations.
Planning, Tracking & Launch Readiness
• Track all upcoming launches and monitor project readiness timelines through digital solutions like ACC, SFDC, MSP and internal planning systems.
• Drive coordination across New projects, sales, marketing, CRM, legal, liaison, design, finance, and other
teams to ensure timely completion of launch milestones.
• Maintain launch trackers, project dashboards, approval status reports, and business MIS with high accuracy and discipline.
• Proactively follow up with stakeholders to ensure adherence to timelines and closure of critical
dependencies. Stakeholder & Relationship Management
• Build and maintain strong relationships with existing and prospective landowners, consultants,
intermediaries, and strategic partners.
• Manage landowner expectations through regular communication, project updates, and coordination on launched and ongoing developments.
• Work closely with internal stakeholders across functions to drive alignment, collaboration, and execution efficiency.
• Liaise with brokers, channel partners, IPCs, and market intermediaries to gather market intelligence and evaluate off-market opportunities. Product & Strategic Inputs
• Drive product strategy through demand assessment, customer profiling, and product-market fit analysis.
• Develop an understanding of evolving consumer preferences and product trends across apartments, plotted developments, villas, mixed-use, and commercial assets.
• Provide strategic inputs for business planning and development decisions based on market intelligence and competitive benchmarking.
Desired Candidate Profile
• MBA / PGDM (Finance, Real Estate, Marketing, Strategy) or equivalent qualification from a reputed institute
preferred.
• 4–10 years of relevant experience in real estate investments, strategy, business planning, market research, or land acquisition.
• Strong understanding of Bangalore real estate markets and development ecosystem.
• Exposure to land evaluation, feasibility analysis, launch planning, and market intelligence functions preferred.
• Good understanding of development regulations, approval processes, Bylaws, RERA framework, FAR/TDR implications, and approval ecosystems.
• Strong analytical, presentation, communication, coordination, and negotiation skills.
• High ownership mindset with ability to work in a dynamic, fast-paced, multi-project environment.
• Willingness to travel extensively for site visits and stakeholder meetings.
Technical Skills & Platforms
• Strong proficiency in Excel, financial modelling, and analytical reporting.
• Understanding of any CRM like Salesforce (SFDC), planning tools like MSP, Construction solutions like Autodesk and reports/dashboards through Power BI
• Understanding of GIS tools, village maps, CDP/master plans, land parcel overlays, and ability to
interpret and overlay village maps/CDP maps on site layouts and location mapping would be an
advantage. Familiarity with location analytics and mapping-based assessment tools preferred.
